Rental Rules.
Shelby Place has two residential zones, R1 and R3. Since Shelby Place is within the town limits of Highlands, and we are subject to its zoning ordinances. The town has declared that effective January 3, 2022, it would take greater steps to enforce existing zoning ordinances. Those will include any outcomes reached from the Town of Highlands in regards to possible restriction outlines of short term rentals of homes in a R1 zone. The four townhomes on Williamsburg Ct are zoned R3. Long term rentals are permitted. See the Town of Highlands website for more information.
Since that time, the Town of Highlands negotiated a settlement to allow for short-term rentals if previously proven to be a short-term rental property within the calendar year - announcement of this was made December 2025. Ongoing properties in Shelby Place that are in R1 or R2 zoning may continue short-term renting, but in alignment with the Town no new short-term rentals of that zoning may be created moving forward. There will be no amortization on STR’s in existence. The property may remain an STR and the STR ability attached to the deed of the property and will sell it as an STR if property changes hands.
